This Disclaimer applies to any feature that assists with delinquency, default, lien, sale, eviction, towing, collections, notices, or regulatory-compliance workflows ("Compliance Workflows"), including for self-storage, manufactured-housing communities, marinas, campgrounds, and boat/RV storage.

1. Customer is the lienholder, creditor, and party of record.

Propty does not own, assert, perfect, or enforce any lien; is not a creditor; and is not a debt collector under the federal Fair Debt Collection Practices Act (FDCPA) or state debt-collection statutes. All lien, sale, and collections activity is conducted by and in the name of the Customer, who is the lienholder, creditor, and party responsible for compliance.

2. Statutory procedures are the Customer's responsibility.

Each U.S. state (and the District of Columbia) has its own Self-Service Storage Facility Act and separate statutes for manufactured-housing/mobile-home parks, marinas/watercraft liens, and campgrounds. Notice periods, delivery methods (mail, certified mail, email, posting), publication/advertising rules, waiting periods, redemption rights, vehicle/watercraft titling and DMV/lienholder steps, surplus-proceeds handling, and required notice language differ by state and change over time. The Service may surface deadline calculations, templates, and procedural checklists for convenience. These are operational aids only and do not guarantee statutory compliance. The Customer is solely responsible for confirming, with licensed counsel in the relevant jurisdiction, that every notice, timeline, publication, and sale satisfies current law before any action is taken.

3. Federal and protected-person rules.

The Customer is responsible for compliance with overriding protections, including the Servicemembers Civil Relief Act (SCRA) — which restricts lien enforcement and lockouts against active-duty servicemembers without a court order — bankruptcy automatic stays under 11 U.S.C. § 362, and applicable consumer-protection statutes. The Service may include checks (such as active-duty status prompts) as aids only; the Customer is responsible for performing and documenting the required verifications.

4. No legal advice; jurisdiction data may be incomplete or out of date.

Compliance data, statutory citations, deadline rules, and templates within the Service are not legal advice and may be inaccurate, incomplete, or superseded by legislative or regulatory change. Propty has compiled state-by-state research for operational use; it has not been confirmed by counsel licensed in every state. The Customer must not rely on the Service as the sole basis for any lien, sale, eviction, towing, or collections action.

5. Human approval gate for consequential actions.

Propty provides a human-approval gate for consequential actions (such as initiating a lien sale, eviction, or towing). Propty strongly recommends that the Customer keep this gate enabled and obtain counsel confirmation before the first enforcement action in any jurisdiction. If the Customer disables the gate or proceeds without confirmation, the Customer assumes full responsibility for the consequences.

6. Indemnification.

The Customer's indemnity in the Terms of Service expressly covers all third-party claims (including by tenants, occupants, debtors, vehicle/vessel owners, lienholders, regulators, and attorneys general) arising from Compliance Workflows conducted by or for the Customer, except to the limited extent caused by Propty's gross negligence or willful misconduct in operating the software.
