Messaging & SMS Terms

These terms describe account and service messages sent for a property business (the Facility) through Propty. The Facility is the communicating party. Propty provides the software and delivery infrastructure on the Facility's behalf.

Independent choices

Each channel is a separate, unchecked choice. Providing a mobile number, renting from the Facility, or agreeing to one channel never authorizes another channel.

Transactional SMS. If you independently opt in to account text messages, the Facility may send texts about your account, rent, amounts due, balances, overdue payments, payment reminders, access, maintenance, and other account or service matters.

Automated voice. If you independently opt in to automated account calls, the Facility may call the number you provided using an automated system and/or an artificial or prerecorded voice, including an AI-generated voice. Voice consent is not inferred from SMS consent.

Marketing. Marketing messages require their own separate affirmative authorization. Marketing consent is never inferred from transactional SMS or automated-voice consent and is never required to rent or use an account.

Mobile numbers are never shared or sold

Mobile phone numbers collected for SMS purposes, and consent to receive SMS, are never sold, rented, or shared with third parties or affiliates for their own marketing purposes. Mobile information is shared only with the service providers that deliver the messages on our behalf, and only for that purpose.

Message frequency varies. Message and data rates may apply.

Opt-out and help

Reply STOP to a text to stop SMS messages from the Facility. Reply HELP for help and Facility contact information. STOP received by SMS revokes SMS consent; it does not silently revoke an independently granted voice choice.

You may also tell the Facility or its automated assistant to stop texting or stop calling. A channel-specific request revokes that channel. A general or genuinely ambiguous request to stop contact revokes both SMS and automated voice. Revocation takes effect immediately. Restarting a revoked channel requires a new affirmative grant for that channel.

Message and call frequency varies. Message and data rates may apply.

Operator responsibilities

Facilities using Propty are responsible for obtaining lawful consent, keeping the Facility identity accurate, and complying with applicable communications rules. Propty records the exact language shown, the selected channel, timestamp, source, and later revocation; it suppresses a channel unless a current affirmative grant exists.
